Why Buy a Beach Property in Nagtabon, Palawan?

It is only recently that Palawan has started to be discovered by investors, tourists and retirees as a paradise haven, known in the Philippines as the Last Frontier. There is an abundance of beautiful beaches, but once overseas interest was aroused in Palawan foreign investors and overseas Filipinos started to buy land in Palawan. Not surprisingly, the focus has been on beach lots, and the once ample supply of beach front real estate has now dwindled.

That may sound like bad news, and you may think you have missed the investment boat. That is not so. Palawan property is still in an early speculative phase, and if it follows the pattern of of price growth in other popular destinations, as it surely will, the prices still have a long way to go. There is no guarantee of that, of course, but just compare with Boracay. Once cheap also, this beach lot in Boracay is being advertised at P50,000 a square metre. We have priced our property in Nagtabon at less than P4,000 a square metre, and our property is titled, unlike the Boracay example. Which do you prefer?

Or how about Cebu? This beach front property in Cebu Mactan, unattractive compared to Nagtabon, is roughly three times the price for half the size. Yet my wife, who used to live in Mactan and has relatives there, tells me the land in Mactan used to be sold at next to nothing by comparison, even as recently as 1990. Which do you prefer? Cebu or Nagtabon in Palawan?

Nagtabon beach is a premium location, with the classic tropical beach appeal that many of us dream of, yet unique in its proximity to Puerto Princesa City proper. There is no comparable beach so near, so for those who want city convenience, and probably a permanent home in the city proper, Nagtabon is number one choice for a weekend or day trip retreat. Just about 45 minutes away (one day that will lessen if the road is improved), Nagtabon is a prime choice. This is especially so as work begins September 2007 on the extension to Puerto Princesa airport, and international flights come closer by the day.

So, for practicality and investment potential, Nagtabon is a prime choice for those who dream of a quiet paradise beach, close to amenities.
